Are 3D Tours Worth It for Real Estate Listings?

When buyers are searching for homes online, photos are usually what grab their attention first—but sometimes photos alone don’t tell the whole story. A 3D virtual tour gives potential buyers the ability to move through a property online, explore rooms at their own pace, and get a better understanding of the home’s layout before scheduling a showing.

But does every listing need one? Not necessarily. Here’s when we think a 3D tour can add real value to a real estate listing.

What Is a 3D Virtual Tour?

A 3D virtual tour creates an interactive walkthrough of a property that buyers can explore from their phone, computer, or tablet. Instead of simply looking through a gallery of photos, buyers can move from room to room and get a much better sense of how the spaces connect.

For real estate listings, that can be especially useful for buyers relocating from another area, people narrowing down several homes before scheduling showings, or properties where the layout is difficult to understand through photos alone.

When Does a 3D Tour Make Sense?

Not every property needs a 3D tour, but there are certain listings where it can be especially valuable.

Larger homes: When a property has a lot of rooms or multiple levels, a 3D tour can help buyers understand how everything connects.

Unique floor plans: If the layout is difficult to communicate through photos alone, letting buyers virtually walk through the home can make it much easier to understand.

Relocation and out-of-area buyers: Southwest Missouri attracts buyers who may not be able to tour every property in person. A 3D tour gives them another way to seriously evaluate a home before making the trip.

Higher-end or feature-rich properties: When a home has details and spaces worth exploring, a 3D tour gives buyers more time to experience them than a photo gallery alone.

How a 3D Tour Can Help Market a Listing

A 3D tour isn't a replacement for professional real estate photography. The two serve different purposes. Photos are often what first catch a buyer's attention, while a 3D tour gives an interested buyer the opportunity to explore the property in greater detail.

That can help potential buyers better understand the layout, revisit rooms they've already seen, and spend more time engaging with the listing. It can also give out-of-area buyers a much better look at a property when an immediate in-person showing isn't possible.

For Realtors, offering a 3D tour can also demonstrate to sellers that you're using multiple types of professional media to market their property—not simply putting photos on the MLS and waiting for buyers to find it.

So, Is a 3D Tour Worth It?

For the right property, absolutely. But we don't believe every listing needs every type of real estate media.

A smaller, straightforward home may be marketed extremely well with professional photography, drone imagery, and a floor plan. A larger home, unusual layout, luxury property, or listing likely to attract out-of-area buyers may benefit significantly from adding a 3D tour.

The goal isn't to add technology simply because it's available. It's to choose the media that does the best job of helping buyers understand and experience the property.
